Information on Declarations and Covenants
Pinon Ridge Estates is actually three separate subdivsions: Pinon Ridge Estates West Rural Open Space
Incentive Subdivision; Pinon Ridge Estates South Rural Open Space Incentive Subdivision, and; Pinon Ride Estates East Subdivision.
An adjoining subdivision is known as Sand Gulch Subdivision.
All four of these subdivisions (22 total lots) are under a master association known as the King Gulch Property Owners
Association, Inc. This association imposes a certain amount of blanket building and use restrictions on all the properties
in each subdivision. It also is responsible for maintenance of all the roads in all the subdivisions.
Dues for the King Gulch Property Owners Association, Inc. are presently $150.00 per year per lot.

In addition, Pinon Ridge Estates West and Pinon Ridge Estates South have formed a joint sub-association imposing further restrictions
on use, building size, architectural control, etc.
Dues for the sub-association are presently $25.00 per year per lot.
