Pinon Ridge Estates South contains four lots ranging in size from 8 to over 11 acres. Each lot is broken up into two parts - a buildable part and an open space part. Both parts comprise one lot and are privately owned by the lot owner.

The subdivision was created pursuant to Chaffee County regulations authorizing "rural open space incentive" subdivisions. The regulations require that a minimum of 2/3 of the subdivided land be dedicated to open space. 72.9% of Pinon Ridge South has been dedicated to open space.

The northwest corner of the subdivision was the most easily accessible and the most level and was thus the area chosen for the buildable part of each lot.

Lots 1B and 2B share a driveway for a short distance off the cul de sac, as do Lots 3B and 4B.

All lots have excellent flat building sites with ample and comfortable separation from other lots.

The roads in Pinon Ridge Estates are completed, and underground power and phone are in place.

All lots include underground power and phone installed to the lot lines, as well as public road and fire cistern constructed to Chaffee County standards. Each lot comes with one share of water with the Upper Arkansas Water Conservation District for domestic use. Lot owners are required to sink their own water wells and install their own individual septic disposal systems at or before the time of residential construction.
