Pinon Ridge Estates is three separate subdivisions: 1) Pinon Ridge Estates South; 2) Pinon Ridge Estates West, and; 3)
Pinon Ridge Estates East.
The properties sit at an elevation of approximately 8,000 feet, almost 1,000 feet above Salida.
The three subdivisions in aggregate comprise about 146 acres of a 160-acre parcel homesteaded in 1916 by John Dunphy on
the northwest flank of Methodist Mountain, a gentle wooded peak rising to the south of Salida. A fourth subdivision known
as Sand Gulch Subdivision comprises the remaining acreage.

The subdivisions break down as follows:
-- Pinon Ridge South has four lots on 39.72 acres;
-- Pinon Ridge West has eight lots on 77.61 acres;
-- Pinon Ridge East has eight lots on 25.15 acres, and;
-- Sand Gulch Subdivision has 2 lots on 13.42 acres.
Pinon Ridge Estates is truly unique and special. A master association (King Gulch Property Owners Association, Inc.)
governs all the subdivisions by enforcing certain minimum building standards (no trailer homes, no modulars, no metal exterior
buildings, etc.) and governing road maintenance and other common-interest issues. Dues are presently $150.00 per year per
lot for the master association.
Pinon Ridge Estates East and Sand Gulch subdivisions also have their own separate sub-associations and covenants.
Pinon Ridge Estates West and Pinon Ridge Estates South have a combined sub-association with covenants governing both subdivisions
together. Dues are presently $25.00 per year per lot for this sub-association.

The sub-association covenants are generally more specific regarding building sizes, design review procedures, building heights,
etc. than the master association covenants.

Pinon Ridge West takes up the left half of the above diagram. Pinon Ridge South is the square at the bottom right. Sand Gulch
Subdivision shows at the top right. Pinon Ridge East nestles between the other three.
The Town of Salida is 2.4 miles from the east (right) edge of Sand Gulch Subdivision / Pinon Ridge East, as shown on the
map below. County Road 110 (CR 110) can be found across from and a bit west of the Salida Hot Springs Pool on Highway 50
next to the Silver Ridge Lodge.

The land to the west of Pinon Ridge Estates West is also BLM land. Just about 1/4 mile to the south of the properties is
the San Isabel National Forest as indicated below:

The above map does not show Pinon Ridge South or Pinon Ridge East. They are, of course, located adjacent to the right hand
edge of Pinon Ridge Estates West, which is shown.
One can just make out the King Gulch Trail heading south into the National Forest from Pinon Ridge Estates West. King
Gulch Trail is for non-motorized use only and climbs to the Rainbow Trail, a major east-west trail running the length of the
Sangre de Cristo Mountains. Just about every drainage or gulch has a trail, and just about every ridgeline can be walked.
You can do a one-hour loop or a seven-day backpack, right from your door.

This is the view looking almost due west when one arrives at the eastern edge of the properties from the Town of Salida.
The visible snow-covered road provides a point of reference. It forms a "Y" in the picture.
The nearest part of the "Y" is the cul-de-sac into Sand Gulch Subdivision. The land to the right of the nearest
part and in the immediate foreground is Sand Gulch Subdivision.
The land beyond the left branch of the "Y" and to the left and right of the far right branch of the "Y"
is part of Pinon Ridge Estates East.
The line of light-colored trees (cottonwoods without leaves in the winter) running left to right in the distance is in
King Gulch and on Pinon Ridge West, as is the nearest low ridgeline in the distance just above the cotttonwoods, which is
almost to the western boundary of Pinon Ridge West.
Pinon Ridge South is not seen in this picture. It is above and to the left.
The predominant vegetation is Pinon Pine and Rocky Mountain Juniper, although Pinon Ridge West contains Cottonwood, Scrub
Oak, Ponderosa Pine and a few Douglas Fir, also. As one moves to the left (up in elevation), the vegetation quickly changes
to Aspen, Douglas Fir and Ponderosa Pine, at about the National Forest Boundary indicated two maps above.
King Gulch is a dry gulch at the properties except during hard rains. At a higher elevation, however, it usually runs
as a continuous small stream.
While not seen in this photo, Mt. Antero, Mt. Shavano, Mt. Princeton, and other 14,000'+ peaks are to the immediate right
and grandly visible from all lots on the properties.
