Pinon Ridge Estates West Rural Open Space Incentive
Lots 1 - 4 and 7 and 8 have sold. Lots 5 and 6 are now available. Both lots have million-dollar views,
wonderful building sites, and varying trees.

Pinon Ridge Estates West contains eight lots ranging in size from 3 to almost 32 acres. The lots are broken up into two parts
- a buildable part and an open space part. Both parts comprise one lot and are privately owned by the lot owner.
The subdivision was created pursuant to Chaffee County regulations authorizing "rural open space incentive"
subdivisions, which require that a minimum of 2/3 of the land be dedicated to open space. 67.8% of Pinon Ridge West has been
dedicated to open space.
There is a tract of general open space in the northeast corner of the property that is owned by the King Gulch Property
Owners Association, Inc., including a small area near the entrance to the subdivision but away from all buildable lots. The
included small area has been set aside as a parking area for public use so that citizens of Chaffee County may enjoy non-motorized
access into King Gulch. The southernmost portion of King Gulch Trail has been dedicated a ten-foot non-motorized public access
easement.

The above photo was taken in March, 2006 from Sand Gulch Drive just south of its intersection with Pinon
Ridge Trail. The roads are long-finished now, but we keep the picture in because it gives a good idea of the topography to
the south. You are looking due south up King Gulch, from Sand Gulch Drive on the boundary
between Pinon Ridge Estates East (to your immediate left) and Pinon Ridge Estates West general open space (to your immediate
right).
Methodist Mountain (11,707') is the highest peak in the distant left. The top of King Gulch is to the right of Methodist
Mountain. King Gulch Trail road is in front of you across Pinon Ridge Trail and heads up about 500 feet in distance to Pinon
Ridge Estates South. King Gulch Trail hiking trail begins where King Gulch Trail road ends.
The machinery is headed west on Pinon Ridge Trail at the entrance to Pinon Ridge Estates West. Lindy and Oliver are
supervising, as usual.

To the right is the King Gulch hiking trail heading south into King Gulch. The photo was taken the morning of March 19, 2006.
The snow mostly melted by afternoon. The King Gulch hiking trail is for non-motorized use only through Pinon Ridge Estates
West.
The trail connects to the Rainbow Trail, running many miles east - west along the north side of the Sangre de Cristo Mountains.
There are a number of shorter wonderful loop hikes and mountain bike rides to be accessed up King Gulch Trail.

Lot 1 has a magical area of dense forest filled with songbirds in the summer singing in the backyard of the best building
site, and a meadow. A well is already in place on Lot 1.
Lot 2 and 3 sit on a flat low ridge line. Lot 3 overlooks a small valley to the west and has a great view of Poncha Peak.
Lots 4, 5 and 6 are very similar in lay-out. Each contains 2 acres of very gently sloping, evenly graded building site
with approximately one and one-half acres of taller woods, gullies and open space attached to the back of each lot.
Lot 7 is similar to lots 4, 5 and 6 but has more open space.
Lot 8 has more of a "high mountain" feel and of course is the largest and most private lot of all. A well has
also been installed on Lot 8.

County Road and Bridge standards and installation of a fire cistern as required by the applicable fire protection district.

Arkansas Water Conservation District for domestic use. Lot owners are required to sink their own water wells (except lots
1 and 8) and install their own individual septic disposal systems.
